Las Vegas Housing Inventory

Our current inventory as of  12/04/2014

Total on the market- 7905 Single Family Homes

319- Foreclosures / REO

1041- Short Sales

We are seeing an increase in the inventory.  The biggest problem is over priced listings.  It seems many real estate agents are doing a disservice to their clients by putting these listings on at such a high price they will not sell.   Agents who are pricing their listings correct are selling quickly.  This doesn't not mean below market value, but close to / higher than previous sales in its neighborhood.   Pricing and a good selling strategy is what is giving sellers the most advantage.

LAS VEGAS HOUSING INVENTORY, ENTIRE VEGAS VALLEY - LAS VEGAS HENDERSON, AND NORTH LAS VEGAS

It's looking like we have really leveled out with prices and inventory.  It now seems like our biggest obstacle is over pricing.  20-30% of the homes seemed to be over priced to a point that there is no way they will appraise.  Agents are taking listings and putting them on with no intention of selling them.  
Here are the inventory numbers for the Las Vegas Valley 4pm 08/18/2014:

SFR total: 8046 of which 944 are short sales and 300 are REO/Foreclosures.

Real Estate Inventory Increase!!!

Real Estate Inventory Increase for Las Vegas and Surrounding Valley!!!  

As prices increase we are seeing more homes on the market. Inventory report today via MLS search is showing:

total listings 7220

860 short sale

436 REO
This is for Henderson, Las Vegas and North Las Vegas. 

We are seeing people who bought within the last couple of years selling for a nice profit. I have personally had sellers who bought just a year or two sell and put $30k-$60k in their pocket.

Now may be the time to put your house on the market.

Single Famliy Home Inventory report 7/11/12 for Las Vegas Valley

This week we have 3771 of which 923 are short sale and 330 are REO.
We would normally have 10k-15k homes on the market.
This is causing mulitiple offers on most properties.  We are seeing Buyers pay over appraisal on non-distressed homes.

Las Vegas Valley Single Famliy Home Inventory report 6/26/12:

Total homes for sale 3695. This is in Las Vegas,Henderson and North Las Vegas combined (no condos or townhomes).

Out of the 3695
REO: 366
Short Sales: 950
The remaining properties are flips and resale.  We are finding that a large number of these are listed above the comparables in the neighborhood and above appraisal. 

Do to this incredibly low inventory we are seeing multiple offers on most  properties.

Short Sales: 966
That leaves 2402 as traditional sales and investor flips.  We are finding that about half of these are over priced and won't appraise.  Also, several of these are not accepting VA or FHA for various reasons.
